The house is off a long track out of the village of St. Paul de Fenouillet, which continues as a track used mostly by riders and walkers on to Prugnanes. Entry is through the lean to kitchen, into the main room with a wood fire, and upstairs mezzanine bedroom. The house needs a lot of attention, with an unfinished extension at the back. It has a footprint of 43m². There are a couple of other store outbuildings close by on the land. There is no electricity but plenty of scope for solar, and there is a source on the land not far from the house. This summer has been the driest for about 60 years so it is no suprise that it is not working at the moment, but there is evidence from the flora and fauna around that water is on the land, including apple trees. There is a ruisseau running down the side of the land and along the track back to the village, again dry at the moment but will run in the winter. There is plenty of room to install an individual fosse septique.

Stone Bergerie in mountains
Stone bergerie in stunning mountainside setting in a national park in the Pyrenees Orientales, 20 mins from Prades. Perfect for nature lovers and those who would like to ‘get away from it all’. The house is 10 mins up a track from the village. The track is communal up to the first gate
and you then pass adjacent to a cow barn and continue up the track to which you have right of way, past an apple orchard with a little shed (the owner commes occasionally on a Sunday) and up to your gate. Through into your land and the bergerie is at the end. Occasionally in winter you will need to leave your car at the first gate and walk through the snow up to your gate. A 4x4 would be advisable.
General
This bergerie with has been renovated with simplicity. Open plan kitchen and sitting/dining room with wood burning stove leading out to terrace. Shower room and separate toilet off to the left in room that also contains 200litre hot water tank and pump and filter for water. Up wooden stairs to the 2 bedrooms – about 9m2 each (made from the mezzanine).
Supplementary electric heating.
Water supply is from the source on the land above the bergerie and the present owner installed a 3000 litre tank for this water, and filters for drinking. Also installed proper septic tank in 2002.
