All amenities are close by, and the beaches are only 20 minutes away. It is the ideal base for nature lovers, with the spectacular mountains of the Natural Park just 30 mins away to the north.

The house is beautifully presented with high quality fixtures and fittings, and sleeps 6/9 plus cot comfortably.
On the ground floor there is a fully-fitted kitchen with hob, oven, fridge-freezer, dishwasher, and dining table with 4 chairs. The utility room contains a large fridge freezer, gas hob and oven, microwave and washing machine. The large sitting/dining room, with enclosed log fire, contains a further dining table and 6 chairs, a sofa bed for 2 people, sofa and armchair seating, TV with French channels and English 'freeview', a video player, and a stereo. Also on this floor is a twin bedroom, a bathroom and separate WC.
Upstairs are 2 double bedrooms, and a shower room with hand basin, WC and bidet. There is the option of a single foldaway bed and a cot if required.
There are electric heaters in every room, with cool air fans in the bedrooms.
The house is set in 1350m2 of stunning, enclosed and gated Mediterranean gardens, with driveway parking for 2/3 cars, plus garage. There is a spacious, tree-shaded terrace with a large barbeque, tables and chairs. Outside lighting provides an entrancing ambience for al fresco dining and relaxing.
The magnificent 10m x 5m swimming pool has Roman steps and underwater lighting, and is surrounded by a large sun terrace with comfortable loungers. Beyond, there is a tree-shaded grassed area.

ABOUT SAINT GENIES AND AREA
The villa is a short 5 min walk from the centre of St Genies de Fontedit, which boasts a baker, butcher, grocery shop, post office, newsagent and a bar/café. 2 supermarkets are within a 5 minute drive. Only 20 minutes away is a 15 mile stretch of wonderful sandy beaches. Half an hour to the north is the staggeringly beautiful Languedoc Nature Park, where activities include lake and river swimming, canoeing, horse riding, cycling, rambling and bird watching, all in spectacular surroundings.
The villa is in the heart of an excellent wine-producing region, with many chateaux and domaines for wine tasting and purchasing. Good value and gourmet restaurants are within easy reach.
